Over our many years of successfully completing projects, Pilot Construction, Inc. has mastered the steps necessary for successful project completion. Below are the 6 steps we use to make sure that every project is one we can be proud of.
Step 1: Preliminary Pricing
Starting with your “napkin” drawings, Pilot Construction, Inc. develops realistic pricing to help guide the rest of the process. Our experience building thousands of units of varying types and finishes gives us a strong baseline to provide an accurate budget. Our preliminary budget pricing clearly presents what is included and what is not in order to eliminate gaps in scope or understanding. Once the general scope and budget are agreed upon, the design process can kick off.
Step 2: Design Consult/Budget Management
During the design process we continue to monitor effects each change may have on the budget eliminating last-minute surprises. Considerations to site layout, utilities and grades as well as building structure and finishes are reviewed regularly as the drawings develop more detail to keep all the members of the team informed of any impacts to budgets or schedules. We can also recommend Architects and Engineers with a proven track record of successful, budget conscious multi-family projects on their resume.
Step 3: Appropriate Price Sourcing
Pilot Construction, Inc. has numerous, long-standing relationships with subcontractors that are experts in multi-family projects. These loyalties were built on mutual trust, a point we are very proud of and result in the most competitive pricing available in today’s markets. It also establishes a level of expectation in performance from our Subcontractors which they consistently work to meet or exceed.
Step 4: Financial Strength
Our history of successful projects and financial stability means that Pilot Construction, Inc. can obtain the Payment and Performance Bond that will satisfy the lender as well as Lien Bonds to provide peace of mind. This financial security also means greater buying power with our suppliers – a benefit passed through in our pricing.
Step 5: Quality Product
Pilot Construction, Inc. takes pride in delivering a product high in quality, durability and esthetic appeal. We know that a well-built, attractive development continues to retain and attract new tenants years after we obtain the last occupancy certificate. We insert full-time Quality Control to the process starting at the frame to run through our check-lists. This assures each phase is properly completed and inspections by local authorities go smoothly before we move onto the next reducing surprises later in the finish process. It also means we have fewer call-backs during our warranty period which in turn means less disruptions to your management’s tenant’s lives.
Step 6: Turn-Over
Of course, it all comes down to the Turn-Over. We understand the need to deliver clean, fully functioning units when promised. We keep in close contact with the Marketing team to stay well ahead of the Move-ins. We work closely with the local authorities to deliver one or part of a building at a time to get the revenue stream started as soon as possible. Prior to requesting the Architect and Owner conduct a Punch-list inspection, we inspect each unit for quality and completeness, create a “GC Punch-list”, and follow through to its completion. This minimizes both the length of time and the list that the Architect and Owner need to write or review. Once we have executed the completion of this list, we final touch-up clean the unit and lock the door. As a final step, we walk each unit again with the Owner to assure all work is completed to their satisfaction.
